The Highlands Ranch Senior Center is a facility that is long overdue in our community. The location on a 2.02-acre parcel at the corner of Dorchester and Ridgeline is an ideal one — but only if it includes careful planning for entry, traffic and parking for the population it wants to serve and for the residential area adjacent to the site. It should not include the additional four stories that Shea Properties will own and operate as 150 affordable senior apartments. Every community member who spoke at the Jan. 28 Metro Board meeting voiced opposition to the current plan for parking and/or structural reasons, seniors included.
The increased traffic and parking needs would be significant in an area where parking problems already exist and where no authority currently monitors or enforces county parking rules. A five-story structure will tower over the two-story buildings in this commercial center and be 20 feet from the front doors of town homes on Dorchester and Ridgeline.
Shea Properties approached the board with their idea to build and provide the space for a much-desired senior center. Shea has already obtained approval for bonds from the Douglas County Planning Commission pending Shea’s submission of a completed application by the end of 2019.
Surveying has already begun on the property. The Metro District Board voted to provide $15,000 for initial planning costs at the meeting. At no time were the two homeowner associations bordering the property presented with an opportunity for input.
