Vivi Gloriod, founder of Team Vivi Real Estate at Your Castle Real Estate, will offer her free Denvernomics seminar covering Denver real estate and global and local economics on April 17, 2019, at 720 West 6th Avenue, Denver, CO 80204.
“During the seminar, you'll learn what factors contribute to housing decisions,” Gloriod said. “While prices continue to stay strong and ‘bubble’ paranoia is gaining steam, it’s important to remember the many factors that contribute to housing conditions. Denver is in an incredibly strong position, but the answer lies in what is happening with the local economy. Barring a catastrophic event or some other travesty, Denver is trending towards another strong growth year.”
What causes property values to increase? “The top driving force for an increase in property values is lack of inventory,” Gloriod noted. “Denver is in the strongest economy I have witnessed in my lifetime. Home prices are increasing each year, but our inventory is not. The result is a catch-22; people are not able to find homes into which they can upgrade and, therefore, are not selling their existing homes.”
At the beginning of May 2018, Denver’s inventory was approximately 1,500 active single-family homes for sale. Back in 2007, Denver hit a peak of 31,000 homes on the market. “By November of 2010,” Gloriod pointed out, “Denver hit rock bottom. In a metro area of 3 million, this isn’t even close to what we need for a healthy, balanced market.”
Gloriod, who has been called “a highly educated economics and marketing guru,” tackles this issue in the seminar by answering the question, What does the future of Denver Real Estate look like? “To see the future,” Gloriod stated, “you have to understand the past. Personally, I watch leading economic indicators such as immigration, interest rates, unemployment rates, population growth or loss, and average days on the market for listings. Denvernomics will cover all of this data in detail.”
Gloriod’s partner, Bess Tracy, is a Realtor, business developer and interior design specialist, who has appeared on HGTV for her work. “As pro agents with a well-known and unique brand with a plethora of real estate sales experience,” Gloriod said, “we both are asked to speak on many platforms like podcasts, conferences, and business events.” Tracy added, “We bring our strengths along with our team of agents and in-house marketing specialists to the table to get million-dollar homes exposed and sold fast and for top dollar.”
Team Vivi’s featured million-dollar listings came after they toured several million-dollar homes for sale and felt that the million-dollar market was being severely under-serviced. “Most million-dollar home buyers aren’t actually in the market to buy, until they find a home they fall in love with, which means they need exceptional exposure and marketing,” Tracy said.
Tracy added, “Homes being sold are not like used car lot sales, where you drive by them on busy streets on a regular basis. They don’t have commercials on TV offering incentives. It’s more than putting a sign in the yard and getting a pretty brochure printed. Million-dollar home sellers need staging, interior design work, a video, a website of their own and sponsored ads. They need a high-end marketing plan if they want exposure.”
